Minimum Stay
A 5 night minimum stay is required for all guests from December 18, 2008 through January 3, 2009. A refund will be given if written notice is sent via e-mail at least 31 days prior to arrival. A 3% cancellation fee will apply. All cancellations sent via e-mail will be confirmed within a few days as received by PatJan.

Occupancy Policy
Maximum occupancy is defined as three persons per room, and can comprise of two adults and one child under twelve, or three children under eighteen. If the third occupant is 12 years old or under, an additional charge of $80 will be applied per room per night. If the third occupant is a child 13 years or older, the additional charge is $100 per night per room.

Payment Requirements
Reservations can only be made online with the use of a Visa, Master Card or Discover credit card. The credit card used for payment will be charged the total cost of the reservation at the moment of confirmation (excluding car rental which will be paid in person). Your confirmation is actual once your credit card has been charged.

Period of Stay/Rate Calculation
Accommodations are calculated and sold on a "per night" basis. Rooms will be guaranteed on the check-in day until noon (12 p.m.). A late check-out can be requested at the time the reservation is made (please see Check In/Out section below) however, an additional fee may be applied.

Early Departures
Guests departing before their scheduled check-out date will not receive a refund for the unused day(s).

Check-In & Check-Out Policies
Check in time is 3:00 p.m. daily. Check out is at noon (12:00 p.m.) daily. Rooms will be available for check-in at 3:00 p.m. Early check in, to a maximum of two hours, must be requested at the time of reservation.Late check out, to maximum if two hours after check out time is available, however an additional charge may be applied up to a maximum of $40.00 USD per guest.

Cancellation Policies & Charges
Only changes made to room occupancy rate will be honored. All other charges will apply. Cancellations and changes to original reservations must be received in writing by e-mail to PatJan Room Rentals at least two weeks prior to the scheduled arrival date. The total reservation charge (room occupancy, meal and 3% service charge) will be applied to all cancellations made after the two weeks cut-off timeframe. The service charge and all other applicable charges/fees will be applied to all cancellations and changes made to the original reservation.

Cancellation Terms and Conditions
There is no refund for no-show guests, or cancellations made two week or fewer prior to your scheduled arrival.

Validity
All rates are subject to change without notice. Final rate is quoted at the time of confirmation. Occupancy is not guaranteed until reservation is completed and your credit card charged for the total.

Refunds and Revisions
All purchases made are unchangeable and non-transferable, including but not limited to, name changes and cancellations due to changes in travel plans, flight delays, early check out and no shows. Sales taxes are none refundable. Proper notification is required for all cancellations or changes to existing reservations. Cancellations must be e-mailed to PatJan Room Rentals two weeks prior to arrival to secure a refund.

Fees
A fee may be incorporated in the total price of PatJan for arranging, facilitating and processing your purchases. You agree to abide by the terms and conditions set by PatJan, including, but not limited to observation of the check-in/check-out times and compliance with all guidelines and conditions related to rates, products and services.

Car Rental Policy
Rental cars are available upon request at a rate of $60 US per 24 hour day. Rental car is provided through a third party rental service and is not facilitated by PatJan. Payment for rental car will be made in person. There is no charge during the reservation process.

Liability
Additional expenses incurred due to delay, accident, acts of God or political actions/unrest must be borne by guests. Programs and prices, services and conditions are based on those valid at the time they were displayed on PatJanRoomRentals.com, and are therefore subject to change without advance notice before or during reservation/occupancy rental period. Conformations of submitted reservation requests are indicative of acceptance of these terms, conditions and policies.
